Verifying Income and Identity During the Rental Application Process

As part of the online rental application, applicants will be prompted to verify both their income and identity to help ensure a smooth and secure leasing process.

Income Verification

Applicants will encounter a section called Income Verification as they complete their application. If a manual request is sent, they’ll also receive an email with a Verify Income link.

Applicants can choose one of three methods to verify income:

  1. Connect to a bank account
  2. Connect to a payroll account
  3. Upload a recent pay stub

Applicants can also upload additional documents (e.g., offer letters, scholarships, or other income sources) at the end of the application.

Option 1: Connect to a Bank Account

  1. Review and accept the partner's Privacy Policy and Terms of Service.
  2. Search for and select their bank.
  3. Log in with online banking credentials.
  4. Choose which bank account(s) to use for verification.

💡 Tip: Multiple accounts can be added. The system uses all selected accounts to generate a complete income report.

Option 2: Connect to a Payroll Account

  1. Review and accept the partner's Privacy Policy and Terms of Service.
  2. Search for their payroll provider, employer, or gig platform.
  3. Log in with payroll credentials.
  4. Wait for confirmation before continuing.

Option 3: Upload a Pay Stub

  1. Review and accept the partner's Privacy Policy and Terms of Service.
  2. Upload the most recent pay stub.
  3. Continue with the application.

Attaching Additional Documents

On the Attach Documents page, applicants can upload:

  • Offer letters
  • Scholarship award letters
  • Other relevant proof of income

ID Verification

As applicants complete the application, they will also be prompted to verify their identity through a secure process powered by Plaid.

The ID Verification process includes three steps:

  1. Enter Personal Information
    • Full name, phone number, address, date of birth, and SSN
    • This is automatically checked against government databases to confirm the applicant’s identity.
  2. Submit a Photo ID Document
    • Applicants will upload a photo of their ID (like taking a check photo for mobile deposit).
    • The system verifies the authenticity of the ID and cross-checks it with the entered information.
  3. Submit a Selfie Video
    • A short selfie video is recorded.
    • Still images from the video are compared to the photo ID to confirm that the applicant is the genuine owner.

Once complete, the applicant is automatically moved to the next step of the rental application.
