This article provides an overview of Green Residential’s pet policy, including pet screening requirements, fees, breed restrictions, and property-specific considerations.

When to use this

Use this guide if you are:

  • Considering a rental property with Green Residential and have a pet

  • Reviewing pet fees or Paw Score levels

  • Unsure whether a specific property allows pets

General Policy

  • Not all Green Residential properties are pet-friendly. Pet policies vary by property.

  • Always confirm the pet policy for the specific property you are interested in.

  • Pet allowance details can be found on each property’s MLS listing.

  • All applicants must complete a Pet Screening Profile, even if they do not own a pet.

  • Pet Screening Profiles must be renewed annually.

  • Pet profiles determine a Paw Score Risk Level for each pet.

  • Pet screenings and policy affirmations are completed at GreenResidential.PetScreening.com.

Paw Score Risk Level

  • Paw Scores range from 5 Paw (lowest risk) to 0 Paw (highest risk).

  • Paw Scores are based on factors such as:

    • Type of animal

    • Breed

    • Age

    • Weight

    • Gender

    • Vaccination history

    • Other risk-related factors

  • Assistance animals do not receive a Paw Score.

Pet Fees

One-Time Fee

  • Non-refundable Pet Move-In and Administrative Processing Fee: $50 per pet

Monthly Pet Fees

Monthly pet fees are based on the assigned Paw Score and are paid with your rent:

  • 1 Paw: $55

  • 2 Paw: $50

  • 3 Paw: $45

  • 4 Paw: $40

  • 5 Paw: $35

Other Pets and Special Cases

The following are reviewed on a case-by-case basis:

  • Birds (small and large breeds)

  • Caged pets such as hamsters and reptiles

  • Fish tanks over 10 gallons and up to 50 gallons

  • Farm or exotic pets

  • Fish tanks over 50 gallons

Breed Restrictions

Certain dog breeds automatically receive a 0 Paw Score and are considered unacceptable due to homeowner’s insurance restrictions. These include, but are not limited to:

  • Akita

  • Bullmastiff

  • Doberman

  • German Shepherd

  • Pit Bull

  • Rottweiler

These restrictions are determined by the property owner’s homeowner’s insurance provider, not by Green Residential.

Rights Reserved

Green Residential reserves the right to require removal of any pet that is deemed a threat to people or property.
